The Property is located on the right side of Nowa Motlawa River, within a unique environment.
The total size of the Site amounts to 54,770 sq m, and although it has an irregular shape it allows efficient and effective use of space.
There are two buildings located on the
Site – an old workshop comprising
roughly 2,250 sq m and 508 sq m respectively, which can be refurbished but only within the limitations imposed by the City Conservator.
All media, such as water, electricity, gas and sewage are available on site.
The site is located next to one of the main arteries in Gdansk thus ensuring perfect visibility of the site, besides an easy access both by car as well as public transport in form of trams and buses.
It is a unique opportunity for a mixed use development with possibilities to build.
The architectural projects, in accordance to the master Plan, envisage the construction of 16 residential blocks of flats and 3 retail buildings. Moreover, also in accordance with the master plans provisions, there is possibility to develop this site with a retail unit.


  1. The potential development concept comprises of 16 residential blocks of flats and 3 retail buildings (including 2 historical buildings already existing on Site), which are to be constructed in 8 phases.The number of parking spaces will amount a total number of 1.268.
    Residential buildings are planned to comprise six, seven, eight and nine storey constructions, mostly L and V shaped. Nine of them will have underground parking. 20% of the Site is to be covered by green areas.
    One can distinctive three major types of the build-up concept. First one includes buildings no. 10, 11, 12, 13, 14, 15 and 16 located on the western side of the Property. These buildings are to be designed in a post-industrial way, matching the characteristics of existing historical buildings. Second one includes 3 retail schemes, which will adopt existing historical buildings into servicing zone for the entire residential area. Third one includes building no. 1, 2, 3, 4, 5, 6, 7 and 8 characterised by modern architecture with some post-industrial elements. These buildings will be located on the east side of the Property.
  2. There is also a possibility to create on this Property a mixed use development composed of office and retail scheme.
