The Property is located across the historic city of Gdansk, in an area known as Northern Island and which corresponding to the north-western tip of the Granary Island. Its location can be found in the heart of historic centre of Gdansk, one of the largest tourist destinations in Tricity.
The designation of the Property, since Middle Ages until the middle of XXth century, was the development of granary and port facilities. Those buildings have been destroyed during the war and since then there has been no development on the Property.
In order to increase its added value, substantial pre-development works have been conducted on the Property by clearing all the ruins of the demolished granary and archaeological studies requested by the Municipality have been done.
The Property is appropriate for real estate development, both for its size and rectangular shape so as to dispose of all utilities next to the site.
The main attraction of the property is its location, it disposes of 7.401 sq. m of land and offers an excellent investment opportunity for the development of a hotel project, as provided by the Master Plan and which has a significant pre-development documentation.
It is also important to stress that it is located within the area affected by a new urban plan that covers the entire neighbourhood, pushing its renovation and giving feasibility to incorporate new uses such as residential.
According to the concept, which is in line with the specific criteria set in Master Plan, it envisages construction of 24.224 sq.m of hotel space and 2.858 sq. m for a commercial section on the ground floor, totalling a 27.303 sq. m of usable area. A hotel providing 317 rooms with capacity for 191 underground parking spaces.
